What's up with Mortgage Rates

Good Morning Blogger,

 

As you know, the members of the Federal Open Market Committee voted unanimously to not only ramp up their direct purchases of mortgage-backed securities by an additional $750 billion – but for the first time since 1960 the Fed will become a direct buyer of up to $300 billion of longer-dated Treasury obligations.   On its face there is nothing but good news here for the prospects of steady to fractionally lower mortgage interest rates.   

 

In addition to these two major mortgage market friendly events the Fed’s Term Asset-Backed Securities Loan Facility (TALF) will kick-off today.  This $200 billion program is designed to break the logjam in the short-term credit markets and allow funds to start flowing once again for credit card receivables, car and student loans and numerous other business credit facilities.  If the program is successful the Fed is prepared to ratchet funding up to $1 trillion dollar level.

 

            How is this effecting interest rates?  Yesterday rates were 5.125.  Today they are 4.875.  Rates are fractionally better.  As I have said in last months email, rates are going to tread in this range for maybe 6 months.  After that, I am expecting 6+% to be the going rate.

Febuary Chico Real Estate Newsletter - Real Estate Conference

Good Afternoon Blogger ,

 

This is such great weather…. If you’re a duck.. Hopefully, you and your family are staying dry because we need the rain.

 

First off, let me apologize for not getting this newsletter out last week.  The Real Estate Conference that I attended for 5 days just got in the way.  The information is overwhelming.  I am still digesting all of it.

 

What were some of the main points that I took away from the conference you ask..

 

·         Interest Rate will probably not go below 5 percent. So if your holding out hope for lower interest rates it may be time to re-consider.  5-5.5% interest rates should be here for the next 6 months or so.  I am not foolish enough to predict any farther out.

·         The number of foreclosures have been decreasing lately.  This is an artificial lag due to the banks wanting to look bad in the goverments eyes with hopes for more bailout monies.

·         Foreclosures will be with us for the next year to two years.   This timeline depends on how fast the banks release their inventory.  If they flood the market with houses, the foreclosure home prices fall with excess supply.  Conversly if they hold on to them, they are loosing monies on a depreciating assest.      

 

The next  180 days is going to be interesting.  I truly believe that home purchusers over the next 8 months will look back and smile about a well timed purchase.  We will see.
